All rates are based on a 30 day rate lock with 1% origination fee. Your rate can not be locked until a full application package including income and asset documentation has been received. For a purchase loan, a property must be identified, and a valid executed contract must be included with the documentation provided to facilitate a rate lock. Attempts are made to keep rates up to date and accurate, but due to market conditions beyond the control of the mortgage professional, conditions may change rapidly and without notice.
The 30 year fixed and 15 year fixed rate mortgage rates posted on this site assume the purchase of a primary residence in Florida with 20% down payment, with a loan amount of $200,000 and less than $417,000. Rates are quoted with No Points and 1% origination fee.
The 30 year fixed Jumbo rates refer to the purchase of a primary residence in Florida with 20% down payment and a loan amount over $417,000 but less than $650,000 with No Points and .5% origination fee (for loans over $650,000, please call for pricing).
The 3/1 ARM loan refers to a conventional purchase of a primary residence with a loan amount over $200,000 and less than $417,000 with 20% down payment and No Points with 1% origination. The 3/1 ARM is fixed for the first three years, then becomes adjustable with the 1 year treasury note. Other ARM products are available, please call for pricing.
The Interest Only rate is based on a minimum loan of $200,000 for the purchase or refinance of a primary or second home. This loan program is based on 1% discount and 1% origination. There are several interest only products available today, for all situations, and many types of properties
The VA loan is based on a purchase money loan amount of at least $150,000 with no down payment. It assumes the borrower is eligible for a VA loan, and credit and income qualifications apply.
The FHA loan assumes a purchase money loan amount of $200,000 with a down payment of at least 2.5%. All FHA loans require both "upfront" and monthly PMI. This will be reflected on the Good Faith Estimate for comparison with other comparable loan programs.
